ADVICE needed for first time home buyer!!

Question: INDEPENDENT INSPECTION!!!!!!

Have a item in the contract … the sale of the house is contingent on the house passing inspection by an independent inspector hired by you.

You pay approx. $300 (cost varies) to have someone come in to inspect everything from the circuit breakers to the roof. Because the person is hired by you, his purpose is to provide you with information on any defects or problems in the house. The loan inspectors are just interested in whether the house passes code. They are looking out for the loaners interest not yours. When you go looking for an inspector it’s often good to get someone with experience in construction so they know what to look for in new and older houses. Yes I got an inspector for a brand new house and it probably save me $3,000 and lots of aggravation.

Answer: I’m getting ready to put a bid in on a house for the first time and was wondering if there are any concerns I should be aware of. This will be my first home and I am very inexperienced with these matters. Can someone provide me with a list of do’s and don’ts for the contract.. Any other advice in the home buying process??? I would love to hear EVERYTHING and ANYTHING you all have to say on the matter. Also, I would like the same type of information about mortgages and such… Thank you for your help!
