New Landlord looking for info on how to check Rental History
Question: I am new Landlord and would like to check rental history on my possible tenants. Is there a service that can tell me if they have anything on their records from all states? Or is this just something that would be contained in a credit report? Thanx
Answer: Exactly what kind of “records” are you thinking that they would be listed on? There is certainly nothing like that here in the United States. A credit report might be useful, but even if they did have a poor rental history, I doubt that it would be on a credit report since few landlords report tennant payment problems. The tennant might have bad credit, but these days, that is very common. If they had good credit, they likely would have already have bought a house.
What you need to do is check out the prospective tennant’s past rental history, verify their income, and check the references that they give. If you don’t want to do this leg work yourself, you can hire a service to do that for you. Every major city will have tennant check agencies. Look in your yellow pages, or talk with other landlords to see what they do.
